Resident agrees to comply with the rules and regulations that are at any time posted in the Leased Space, made available to Resident on Bungalow.com or through Bungalow’s mobile application, or delivered to Resident, including, without limitation, the rules and regulations with respect to the House that are referenced below (“Rules and Regulations”). Resident’s failure to abide by any Rules and Regulations may result, in Bungalow’s sole discretion, in an Event of Default, which may result in termination of Resident’s Lease and eviction from the House. Bungalow may make reasonable updates to these Rules and Regulations from time to time, and Resident will be responsible for complying with any such updates upon receiving notice of the updates from Bungalow. Further, Resident agrees to comply with the following Rules and Regulations:
Bungalow is a community and provides a communal living experience. Resident should be mindful and respectful of others in Resident’s use of the House, including the Common Space. No Resident should exclude Other Residents or their guests from any shared spaces, including any Common Space, and all Common Space amenities should be respectfully shared among the Resident and Other Residents. No Resident should enter an Other Resident Exclusive Space without the Other Resident’s express permission.
Resident agrees to treat Other Residents and their guests with respect and to work collegially with Other Residents (and independently of Bungalow and Owner) to resolve any personal issues that may arise between and among the Residents.
Each Resident is responsible for the conduct of their guests, and all other occupants of their Resident Exclusive Space, and any such person must abide by these Rules and Regulations while in or around the House.
Resident agrees to abide by all maintenance rules and obligations set forth here and in Resident’s Lease.
Resident is responsible for maintaining the Resident Exclusive Space and any Common Space in a reasonably clean condition, and shall not hoard or otherwise store an excessive amount of personal property in the Resident Exclusive Space that creates unsanitary living conditions for Other Residents.
Safety is of the utmost concern to the Bungalow Community. Resident must immediately call 911 in case of fire, smoke or suspected criminal activity involving imminent harm and Resident must immediately notify Bungalow of any safety concerns affecting the House.
Resident may not store any flammable materials, explosives, hazardous waste, firearms, or other inherently dangerous objects or materials at the House House except where permitted by applicable law.
Resident must not disturb, endanger, threaten, or assault neighbors or Other Residents.
Resident must not use the House for any unlawful purpose, including using, manufacturing, cultivating, selling, storing, or transporting illicit drugs or other contraband, or otherwise violate any law or ordinance.
Resident must not commit waste or nuisance in or around the House.
Resident shall not erect any equipment for television or radio reception without obtaining Bungalow’s prior written approval.
Resident will make reasonable efforts to participate in the Bungalow “Meet & Greet” or "Resident Matching" system for new prospective Other Residents in the House and take steps to welcome new Other Residents, including but not limited to keeping common areas clean and notifying Bungalow of any maintenance or other issues pertaining to the House. Resident shall not unreasonably reject a prospective Other Resident or refuse to accept “Meet & Greet” or "Resident Matching" offers. Resident shall commit to fair housing practices, including but not limited to agreeing to make “Meet & Greet” or "Resident Matching" sessions available to all persons without regard to race, color, religion, national origin, sex, age, marital status, sexual orientation, gender identity or expression, familial status, matriculation, political affiliation, or disability. If, in Bungalow’s sole discretion, Resident fails or otherwise unreasonably refuses to meaningfully participate in any “Meet & Greet” or “Resident Matching” sessions for the House that results in vacancy of any Other Resident Exclusive Space in the House for a period of thirty days or more, Resident and Other Residents shall be jointly and severally liable for the then-advertised market rate for the vacant Other Resident Exclusive Space until the Other Resident Exclusive Space is no longer vacant. Notwithstanding, and without limiting, the applicability of the foregoing, Bungalow reserves the right to place any prospective Other Residents in the House at any time and for any reason, regardless whether the prospective Other Residents have previously participated in any “Meet & Greet” or “Resident Matching” sessions for the House.
