There are five main steps in the application process which include:
Creating your profile: Add details about yourself which will help potential roommates learn more about you.
Completing pre-screening: This will evaluate your credit, income, leasing history and background report to ensure you will qualify to apply. This one-time process is free and will ensure you meet community standards. If you qualify you will become a Verified Bungalow Member.
Chatting with roommates: Once you are a Verified Bungalow Member you can start a Meet & Greet chat with current residents of a home, introduce yourself and ask any questions you may have. If the current residents feel like you’d be a good fit, you’ll be able to apply.
Submitting an application: This step only takes minutes to complete via a safe and secure online platform. Here you’ll be able to choose your room and your lease length. There will be a fee required as well as additional documents and verification at this stage.
Signing your lease: Once your application is approved a member of our team will send out your lease for signature.
Community lies at the center of everything we do at Bungalow — and we believe the foundations of a strong community start in the home. For that reason we designed a Meet and Greet feature for Verified Bungalow Members. This will ensure that residents have a say in choosing their potential roommates. Working through conflict together can be one of the best ways to build relationships in your home, so residents generally work out disputes on their own. In the rare event that roommates have a severe dispute that is causing irreconcilable problems in the home, residents can contact support with the context of the disagreement and we’ll reach out to help address the issue.
Part of the Bungalow value is that we make it easy to find new and great roommates without the stress of managing the process or being accountable for another room’s rent right away. We expect all residents to engage proactively in Meet & Greet, and if residents fail to responsibly respond or approve new roommates, Bungalow reserves the right to intervene.
When a resident notifies us that they’ll be moving out of their home, we send an email to all of their roommates with next steps for their home. Current residents can always recommend their friends through our referral program where you can earn free rent. We will start to introduce you to Verified Bungalow Members through our Meet & Greet chat to help you choose your next roommate.
All residents have their own private bedroom within the home. Residents share the common areas in a respectful manner.
While all Bungalow leases include basic expectations on treating the home and your roommates with respect, residents should successfully set out their own additional house rules for how they live together, as well as comply with local market regulations.
If a room is opening in your home, you can refer your friends to Bungalow in advance. Have your friends apply to be a part of the Bungalow community and tell our teams that they’re interested in joining your home. Once your friend moves in, you’ll also get up to $500 as an added bonus for your referral (depending on your state). Have a whole group of friends? We have Homes available as well that may be a good fit.
To make sure you’re able to find a great match as fast as possible, Bungalow sticks to a 48-hour meet and greet window.
Once you all feel like you’ve gotten to know each other, the current residents of the home will make a decision and provide your feedback. If they feel like you’re a good fit, you’ll get the green light and can finish your application. If for whatever reason, the roommates feel like you would not be a good fit, Bungalow will welcome you to chat with other roommates until you find your perfect home.
Once you become a Verified Bungalow Member, you’ll be able to start a Meet & Greet chat with current residents of a home you are interested in. From there, you can coordinate a time to meet, set up time to video chat or ask them to take you on a video tour of the home. In the chat, you can tap into your prospective roommate’s profile to see their interests and preferred ways of living. We make it easy to see what you share and what may be different so you can dig into the most important topics as you get acquainted.
The price of the room will be listed on the property listings page at our 12-month lease rate. We offer lease lengths as little as 4-months and as long as 24-months. Pricing can be subject to change based on the lease term.
Tobacco smoking of any kind is not allowed. Residents and their guests also may not engage in any illegal drug-related activity, on or near the premises.
We try to inform housemates as early as possible in the process but may not always be able to do so. Obligations regarding support animals are dictated by law, so housemates are not able to make the determinations.
We generally ask residents to provide certain information on a written form, however, requests may be made orally or in writing. All service animals must be registered.
Requests must be made in connection with (i) a reasonably supported physical or mental impairment or disability and (ii) show a relationship or connection between the disability and the need for the assistance animal;
Information about disabilities may typically include determinations of disability by federal, state, or local government entities, by receipt of disability benefits, or from information confirming disability and the need for an assistance animal from a licensed healthcare professional.
Information from healthcare professionals should be presented in a signed letter on the professional’s letterhead (with state-issued license numbers or other identification).
Neither you nor your healthcare professional can be required to share specific details about your diagnosis or treatment.
Bungalow individually evaluates requests for service and support animals. We do not condone discrimination, and strive to grant reasonable accommodations for assistance animals where properly supported under applicable law.
While we love pets, we only offer pet friendly living in a select few of our homes. You can check the property listings page if pets are allowed in a specific home.
Outside of the application of the 2 week trial, Bungalow members must abide by the terms of a lease until it expires. There are some exceptions, however, including:
Allowed by federal or state law: Laws vary from state to state, but federal law permits a member that enlists in active military service to terminate a tenancy early with proper documentation.
Find a replacement: A Bungalow member may find a replacement for your lease to take over your contractual obligations. A replacement must meet Bungalow’s screening criteria and be approved by the current roommates. The replacement’s lease start date would end the replacing Bungalow member’s lease obligations.
You are required to give Bungalow 60 days notice prior to terminating your lease. If you terminate your lease before the lease end date, you will still be financially responsible for the rent and utilities if applicable up until the lease end date even if you move out. However, you are allowed to find a replacement for your leased room. After they are approved by Bungalow's rental criteria, they can start a new lease that will terminate your old lease as well as your financial responsibility for the leased space. The person moving in does not need to take over your specific lease dates.
At this time, we are only allowing virtual tours where you can meet with our team online and take a virtual walkthrough of the home. You'll still get the same personalized insights on the house, neighborhood, and roommates – just virtually. Plus, you can view multiple properties in one session to increase your chances of finding your future home. During your Meet & Greet chat, we also welcome you to ask if the current roommates would be interested in giving you their own video tour of the home.
Yes! We’ve extended our leasing window to 90 days to offer you more options for scheduling your move.
Residents can choose between 4-24 month lease terms with Bungalow. Residents can also move freely to other homes in different cities without breaking their lease.
Bungalow does not charge a broker fee.
The great thing about Bungalow is that all leases are individual so if your roommate doesn’t submit payment, you are not on the hook!
Payment is due on the first of every month.
Security deposits will be returned in accordance to state Landlord Tenant Law.
This can vary by market, but we generally require first month's rent and service fee, and a security deposit equal to one month's rent or an approved security deposit alternative.
Monthly cleaning fee(s) are split evenly between roommates and guaranteed by Bungalow not to exceed $50/mo or cleanings will then not occur.
Cleaning Products: The cleaners purchase / provide their own cleaning supplies. In the event that you have an intolerance to the cleaning products that the cleaners use, feel free to purchase / provide cleaning supplies for the cleaners to use during their monthly standard property clean! If you decide to provide the cleaners with cleaning products: We request that you leave the cleaning products in a common area & provide a note giving the cleaners permission to use the products. We recommend that you do this for every single clean, as the cleaner may change or the resident may turnover. For more info, refer to the following guide.
Sometimes things just unexpectedly break or go wrong, and when that happens Bungalow’s got you covered. If you happen to break something, you’ll be responsible for paying for it — but we’re still here to help you get it fixed with top-quality maintenance at the best price.
For day-to-day tasks like taking out the trash, hanging mirrors or watering your houseplants, that’s your time to shine. Examples of other maintenance requests that fall under resident responsibility include:
Provision of additional items for common spaces like extra chairs, tables, blinds or curtains
Installation or assembly of personal furnishings
Changing out reachable lightbulbs
Plumbing issues like clogged drains that arise due to resident use
Disposal of trash or large items beyond weekly trash service
Testing and troubleshooting blown fuses
Bathroom fixtures like shower curtains and disposable bathroom items

Bungalow works with maintenance partners and homeowners to quickly address important items within the home that are broken or not functioning in their intended form. Parking is available for many of our homes. This is based on an individual property basis so please check the listing. There is currently no fee for parking.
This can vary by the condition you leave your personal bedroom & common area. You always want to leave your space better than you found it!Fill in those small picture holes, spot paint, remove all personal belongings & deep clean all relevant areas.
We need 60 days notice (pending lease type) for every move-out. Upon marking your move-out, you'll be sent a move-out inspection form to complete. Failure to hand over a clean and maintenance-free room will result in a move-out charge.
Generally the internet speed in our homes is 250 Mbps which is rated as suitable for 9+ Power Users. In certain locations the speeds may vary depending on what ISP is offered in that market and neighborhood.
